Profile 22 windows and PatioMaster doors have been installed in a new coastal development, combining contemporary aesthetics with high-performance weather protection in one of the UK’s most demanding environments.

Tai Porth Llechog is an exclusive £4.5 million development by AH2 Developments, positioned overlooking Bull Bay on the Isle of Anglesey. Built on the site of the former Bull Bay Hotel, the scheme has transformed a derelict structure into a prestigious residential destination comprising 13 high-specification properties, including apartments, detached homes, a dormer bungalow and a mews house.

Designed to maximise uninterrupted sea views, expansive glazed elements were central to the architectural vision, placing window and door performance firmly at the heart of the specification. Main contractor DU Construction selected Profile 22 and PatioMaster, with all products manufactured by approved commercial partner, Heritage Trade Frames.

The exposed cliff-top location is said to have presented significant environmental challenges, including high wind loads, driving rain and constant coastal exposure. To meet the demanding specification requirements, the products were required to achieve severe weather ratings in line with BS6375, including air permeability and water tightness of 600Pa, alongside wind resistance of 2400Pa.

At the same time, the project required a flush casement aesthetic that would deliver a modern heritage appearance in keeping with the development’s architectural styling. Profile 22’s flush casement window provided the solution, combining an authentic timber-style appearance with the thermal efficiency, low maintenance and weather performance benefits of a modern PVC-U system. PatioMaster sliding doors complemented the installation, delivering a consistent aesthetic and performance throughout the scheme.

Across the development, Heritage Trade Frames manufactured 80 Profile 22 flush casement windows and seven Profile 22 French doors, alongside multiple PatioMaster sliding door configurations and composite entrance doors.

All products were finished in anthracite grey externally with white internally, creating a contemporary appearance that complements the surrounding coastal landscape.

The completed development is already said to be proving successful within Anglesey’s growing tourism market, with properties operating as high-end short-stay accommodation and attracting strong interest from buyers and investors alike.
